WINDERMERE HOUSE

Balcony Improvement Works

From 10 May 2022 Gracewood will commence improvement works to the balconies around Windermere House.

The works will take place intermittently over the course of five days. Please ensure balcony doors are kept locked.

You will still be able to access your properties whilst works are on-going as traffic marshals will be on hand to assist you.

Apologies for any inconvenience these works may cause.

SATURDAY WORKING

Please be notified of forthcoming Saturday works.

The works will commence on the 14th May 2022 from 8am – 13:00 for six weeks.

No refurbishment works will be taking place on a Saturday.

WINDERMERE HOUSE

Transfer of Water Supply

Gracewood Construction will be transferring the water supply at Windermere House. This is to enable upgrade works to Windermere House. The water tanks are coming to the end of their life span and are being replaced with a new system.

Works will take place on Tuesday 5th April and Thursday 7th April from 9am to 5pm.

The water will need to be turned off throughout both days to enable the supply transfer. Please draw enough water to ensure you needs during this period.

 ENSURE YOU HAVE ENOUGH DRINKING WATER FOR THE DAY

 YOUR TOILET CISTERNS WILL BE FULL WHEN THE WATER IS TURNED OFF SO A FEW SMALL FLUSHES SHOULD BE POSSIBLE – FILL A BUCKET TO USE IF NECESSARY

 DO NOT USE YOUR WASHING MACHINE OR DISH WASHER

 YOU WILL NOT BE ABLE TO USE YOUR SHOWERS

WINDERMERE HOUSE

Improvement Works

From Monday 21st February Gracewood will commence improvement works to the external walkways around Windermere House.

This will include repairs to the concrete, new railings, relaying the walkway floor coverings and redecorating the communal areas.

You will still be able to access your properties whilst works are on-going as traffic marshals will be on hand to assist you.

This is the first step in the significant improvements to communal areas, landscaping and play spaces to enhance the public realm.

Apologies for any inconvenience these works may cause.

BUTTERMERE HOUSE

Scaffold Erection

We will be erecting scaffold to your block from Tuesday, 4th January 2022.

We request that you stay vigilant when entering and exiting your block during the scaffold erection and that you follow any pedestrian signage as these are displayed for your safety.

As our scaffold goes up you will start to see movement around the scaffold. For your privacy we would recommend that you keep blinds and curtains closed first thing in the morning, opening these once you are dressed. Once the scaffolding is erected there will be no platforms outside other than at roof level, so pleased be assured that no one will be able to see in your windows.

We would like to remind you to notify your insurance company (should you have one) that scaffolding is being erected as this is a requirement with most policies.

We will be working hard to make sure that our work causes you as little inconvenience as possible and would like to thank you in advance for your co-operation.

Eric Street Footpath Closure

The footpath alongside Windermere House on Eric Street will be closed from 2nd December 2021 until September 2022.

The footpath closure is to allow the construction of the new lift shaft at Windermere House.

ERIC STREET - WINDERMERE HOUSE SIDE

Rubbish Chutes Demolition

Rubbish Chutes to commence Demolition early December 21. To facilitate this the Pavement / footpath will be stopped up (closed) for the entire length of Eric Street.

The date of the Closure with LBTH is the 2nd December 2021.

Scaffold Erection

Scaffold Erection will commence on the week commencing 4th January 2022 to facilitate the Roof Top Extension, and later the external block refurbishment.

Completion of Garage Conversion Units

Gracewood Construction Ltd. reach their first milestone with the successful completion of the garage conversion units at the Eric & Treby Estate, Mile End - Wentworth Mews.

Taking possession of the redundant garage spaces in November 20, the garages have been transformed into 3 x 3 bed 5 person wheelchair accessible units for JV partner East End Homes and provide much needed affordable housing to the Borough.

Fire Alarm Test - Fri 15th Oct 21

Gracewood has had heat sensors installed in the ground level properties to ensure your safety during the construction phase of works. In the unlikely event, a fire occurs, the hot air from the fire will rise and enter the sensor chamber. When the temperature inside the chamber reaches 58°C, a signal is sent to the integrated circuit, which causes the alarm to sound, alerting the occupants to the fire.

If you hear the alarm as per EEH fire strategy, stay in your flat unless fire, heat or smoke is affecting you or you have been told to leave by the Emergency Services.

On Friday 15th October 2021 at 11 am - 13:00, Gracewood will be perform testing of the fire alarm system in your building. Thank you for your cooperation in this matter.

We will be setting the alarm off intermittently throughout the inspection. Please disregard any audible alarms during this period.

Subsequent monthly tests will follow on the following dates:

12th November 2021 - 11 am - 13:00

17th December 2021 - 11 am - 13:00

WENTWORTH MEWS

Electrical System Disruption

On Tuesday 28TH SEPTEMBER 2021 between 8 am – 3pm, there will be disruption to your electrical supply. We expect there to be no power for the duration of the planned shutdown.

The disruption is required to allow and upgrade to the existing service heads (Electrical) and for the new ground floor properties to be connected to the electrical system.

If you or a member of your family have a serious health problem, we recommend the following to help you prepare for a power cut:

keep emergency telephone numbers and torches close by

keep phones well charged in advance

consider a battery back-up for any essential medical equipment

You can protect your electrical appliances such as desktop computers, laptops and televisions by fitting surge protection equipment. These can be found in your local supermarket or hardware store.

Try to refrain from opening fridges and freezers (especially freezers) – food will not perish in this time frame if the freezer remains closed

Passenger lifts will also be out of action, and we apologise in advance for the inconvenience this may cause.

WINDERMERE HOUSE

Rainwater Pipe and Soil Vent Pipe Cleaning & Descaling

Gracewood Construction will commence cleaning and descaling of the RWP & SVP pipes.

Works will commence on Monday 26th July to 30th July from 08:30 – 16:00.

All works will take place from the roof, and the team will not need access to your property.

The cleaning and descaling will be by way of a mechanical picote and a high water pressure jet; this will leave the interior of the pipework from scale and return the pipework to full flow.

The engineers will need to access the drain chambers via the manhole covers in the front gardens of the ground floor properties. All gardens will be photographed to ensure they are reinstated to the same standard once works are complete.

SCAFFOLD ERECTION TO WINDERMERE HOUSE

We will be erecting scaffold to Windermere House in the very near future. Our current programme anticipates that erection of this scaffolding will start from Monday, 17th May 2021.

As before, can we please ask you to be aware of the signage and guidance in place around the block for you own safety. If you should have any queries or concerns, please do not hesitate in contacting one of the Gracewood Liaison Officers or East End Homes Estate Management.

As scaffolding works progress you will be aware of contractors operating in close proximity to your property. These contractors will be working in a safe and professional manner but to avoid any incidents, can we please ask that you keep blinds and curtains closed for privacy reasons.

As the scaffolding is erected, there will be a requirement for elements of this scaffolding to sit in your garden areas (where applicable). This will consist of the main leg of the scaffold sitting on a short board or base plate. We apologise for this in advance and will keep any inconvenience down to a minimum. You will have the continued use of your garden area and the working platform of the scaffold will be wrapped or have netting to limit dust.

Please also note that because of the location and required use of the scaffold, the play areas will be closed and the area will be safely secured for obvious reasons.

We will make every effort to carry out and complete the works as quietly, cleanly and efficiently as possible. When we are not on site (weekends etc) the scaffold will be secured and we will make every effort to maintain this security throughout the duration of the works.

WENTWORTH MEWS

REPLACEMENT WATER PUMP

Gracewood Construction will be replacing the water pump that supplies Wentworth Mews.

Works will commence on Thursday 8 April to 23 April 2021 from 8 am – 16:00 Monday to Friday.

The water will need to be turned off intermittently throughout the works to enable all preparation work. Your water supply shouldn’t be interrupted as the tanks hold a large amount of water.

Once the preparation works are completed, Gracewood will need to turn the water off for 4 to 6 hours. On this day, I would ask that you minimise your water usage, i.e. not take a bath/shower, use your washing machine or dishwashers during the specified hours; this will allow for normal water usage such as cooking and hot and cold drinks.

When I know the water will be switched off, I will notify you with as much advanced warning as possible.

Gracewood Construction apologises for the inconvenience caused by the outage of the power cable connect to the buildings extraction system.

There will be a temporary outage to your Sky system for a few hours during the day.
